Johnson Property Solutions maintains the highest professional ethics

Appraising is typically a long term career. Requirements to become a certified appraiser have increased more than ever in the past. So it goes without question these days that real estate appraisal can definitely be dubbed a profession as opposed to a trade. As with any profession we must follow strict ethical considerations.

We have quite a few obligations as appraisers, but above everything we answer to our clients. Typically, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has contracted in order to maintain independence. Consequently, appraisers have certain duties of privacy to their clients, plus strict rules and regulations to which we must adhere. As a homeowner, if you desire to review an appraisal report, you generally have to get it via your lender instead of the appraiser.

Other responsibilities include accurate figures appropriate to the nature of the assignment, attaining and sustaining a certain level of competency and education, and the appraiser must conduct him or herself as a professional. Here at Johnson Property Solutions, we take these ethical responsibilities very seriously.

Appraisers will frequently be obligated to consider the interests of third parties, including homeowners, both buyers and sellers, or others. Normally the third parties are specifically defined in the appraisal report. An appraiser's fiduciary responsibility is restricted to those parties who the appraiser knows, based on the scope of work or other things in the framework of the job.

There are also ethical standards that have nothing to do with clients and others. For example, appraisers must backup their work files for at least five years - at Johnson Property Solutions you can rest assured that we adhere to that rule.

We demand the highest ethical standards possible from ourselves. Accepting assignments based on contingency fees is never an option. In other words, we don't agree to do an appraisal report and base our pay upon coming up with a particular value conclusion. Anyone should be able to see that inflating a value to achieve a bigger paycheck is unethical! We set ourselves to a higher standard.

Finally, the Uniform Standards of Professional Appraisal Practice clearly describes unethical behavior as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" as well as other situations. We follow these rules to the letter which means you can be assured we are doing everything we can to get you an accurate home or property value.

When you order an appraisal from Johnson Property Solutions, we'll make sure you're getting the professional service you expect along with the honesty and integrity we're known for.
